The Basic Roofing Materials

Your personal taste is not the only thing to take in to account when choosing roof materials, where you live plays a big role as well. In some areas metal roofs are the go to du to it's fire resistance, while in other areas homes might call for a Spanish-influenced tile tool.

Your roof pitch also plays a major role in what kind of roofing materials you can use. Take wood shake shingles for example, they can be used for roofs with a steep pitch but are not suitable for flat or low pitched roofs.

Which Roof Do I Have?

Which Roof Do I Have?

The most common residential choices for roofs include:
► Asphalt Composition Shingles: These are by the far the most popular roof material. They are cheap and easy to obtain but some find them less attractive than other choices due to their flat appearance.

► Wood Shakes or Shingles: While these are a very attractive choice, they also come with a larger price tag. They are durable but not recommended in areas where there is fire danger.

► Metal Roofing: Roofs made of aluminum or steel have gained some popularity over the years due to their durability and being fire resistant. The roofs are expensive and requires a specialty contractor for installation. What may be more expensive right away may save you some money in the long run due to its long lifespan. There are several types of metal roofing available to you, such as, raised-seam panels and products that mimic the look of composite shingles.

► Slate Roofing: This is definitely a very attractive high end option. Slate is very expensive and very heavy. While they are very nice to look at, they are slippery to walk on and make repairs very difficult.

► Composition Slate: These are synthetic tiles made from 95% recycled materials. They resemble slate but are much lighter and less likely to damage.

► Clay Or Ceramic Tile: This red tile roof is common in Southern California and Florida. While this Spanish style is still popular it is gradually getting replaced by metal and composite materials that still have that Spanish look. Now there are materials available that are also fire resistant but they are much lighter called half-barrel shingles.

► Flat Roof: Most flat roofs are TPO, Epdm, Modified bitumen, Tar, or they have a Silicone coating over one of these above.

Add A Second Layer Or Tear Off?

At one time is was standard practice to lay new shingles over the preexisting ones. In some areas this is no longer allowed. If you are in an area that does not enforce a complete tear off, here are some pros and cons to consider before making a decision:

► Weight: Obviously adding a new roof on your existing roof will add more weight to the roof as a whole. The roof could get too heavy for the underlying roof framing. This can cause structural problems.

► Telegraphing: Another problem with shingling over existing shingles is that you are repeating some of the surface irregularities that may already be there. If you’re thinking about putting on a new roof, there’s probably a good chance that you may have bubbles, bumps, and waves that need to be addressed. Putting new shingles over existing problems can leave you with a rather unattractive new roof. One way to fix this problem is to go over the old roof and correct as many problems as you can before re-roofing.

► Work and waste reduction: The main advantage of layering your new roof is it reduces the labor involved. Stripping off the current layer and laying down a new layer adds to the process. While a reputable St Louis roofing company can handle most jobs in a days work, if you are completing the job on your own this may be something to consider.

 How Much Will It Cost?

The dreaded question, " How much will your roof cost?" There are several factors that go into the cost of your new roof, your choice of material, the square footage, and labor are the main costs. Below are the average costs of different roofing options. Never be afraid to call a roofer in your area to get an estimate. Most estimates are free and we recommend getting at least two estimates.

► Three-tab asphalt shingles: $7,000 to $12,000
► 30-year shingles: $9,000 to $15,000
► 50-year shingles: $11,000 to $20,000
► EPDM rubber: $8,000 to $14,000
► TPO or PVC membrane: $9,500 to $15,000
► Wood shingles: $14,000 to $25,000
► Steel shingles: $20,000 to $35,000
► Aluminum shingles: $18,000 to $28,000
► Standing seam steel roofing: $25,000 to $35,000
► Natural slate: $30,000 to $50,000
► Concrete tile: $25,000 to $40,000

The Roofing Process
Understanding the Roofing Process

Having a general understanding of the roofing process will make hiring a roofing company easier and help you make an advised decision.

1. All existing shingles are removed and thrown in the dumpster. Damaged or old valley flashing, and drip edging is removed at this time as well. The crew will use protect shrubs and plantings during tear off and after use a magnetic tool to pick up any left over nails.

2. Minor repairs are made on the roof, and bad wood is replaced with new plywood sheathing or 1x6 sheathing boards.

3. In some areas ice dam protection is needed. If you are in an area where this is used, this step is done next. It will prevent the melting ice from backing up under the shingles and penetrating through the sheathing causing severe damage.

4. Lay down asphalt roofing paper over the roof sheathing. The layer of roofing paper creates an inner barrier against water penetrating into the house. Rows of roofing paper are overlapped as they progress upward toward the peak, and are normally tacked or stapled in place.

5. Next apply metal drip edging around the edge of the roof, on both the eave and gable sides. The metal drip edge is nailed in place over the ice guard or roofing paper.

6. If needed, new valley flashing will be applied along the areas where the two roof planes meet. The valley flashing will be nailed to the roofing deck and sealed with roofing caulk.

7. The tab shingles are applied, starting at the eaves and working up toward the peak.

8. Flashing is applies anywhere leaks might come into the house. Chimneys, stack vents, and skylights are examples of where flashing would be applied.

9. Now the ridge vent will need to be installed. This vent is continuous along the peak of the roof and will help circulate the air in the attic and prevent winter ice dams. If your roof is older and does not have a ridge vent, it is a good idea to install one. . If ridge vents are not practical, the should be other types of roof or gable vents installed to provide air circulation in the attic space.

10. Now that your beautiful roof was completed by a certified St Louis roofing company, it is time for clean up! The roofers will pick up any debris left behind and haul away the trash.

Replacing Your Roof With Insurance

Replacing Your Roof With Insurance

Replacing Your Roof With Insurance

Are you in the process or considering replacing your roof with insurance proceeds? It can be alot to deal with and some of the language used by the insurance company can even be hard to understand at times. Below we try to help break it down so you as a homeowner can better understand it.

RCV, ACV, depreciation, what does it all mean?

Once you file a claim with the insurance company you may feel overwhelmed and unsure of what everything means. Don’t be afraid to ask questions! Make sure that you understand and are comfortable with what is being said and know exactly what is being covered on your claim. Your insurance company and roofing company in St Louis are there to help so don’t be afraid to ask away! Below are a few key terms to keep in mind:

► RCV: Replacement Cost Value, this is the current retail cost to replace your new, identical or comparable property.

► ACV: Actual Cash Value, describes the reasonable amount that the claim is worth minus any depreciation.

► Depreciation: The decrease in value due to wear and tear.

Why does my check not cover the cost of my roof replacement?

Deductible and depreciation are the two main deductions that adjusters use to estimate the cost of your new roof. Each situation is unique and varies per claim. Your insurance company and roofing company can help you better understand your personal roof claim.

Once the adjuster calculates my roof replacement is that the fixed number?

Once your adjuster gives you a calculated number it does not always mean that, that is the number that is going to stick. Often the adjuster and your roofing company will have to rectify a few items. Supplementing additional roofing items during the claims process is common.

Can a roofing company cover my deductible?

NO! Any reputable roof contractor will not cover or waive the deductible. In order to waive or cover the deductible the contractor would have to give a false figure for the claim. This is unethical and the roofing contractor can not only get in a lot of trouble, but it can put you the homeowner in a bad place. This is illegal and punishable by law. contact us!

Hiring The Right Roofing Company

Looking for a roofing company to repair or replace your roof can be exhausting and at times a little intimidating. How do you pick the right company for you? Does it matter if the company is large or small? Do you make a decision based on the reviews they have online?

The main factor you should look at when hiring the right roofing company for you is your budget. You'll want to have a few roofing companies come out and give you an estimate for your new roof. This will give you an idea on the different prices and options that they offer. Some roofing companies stock their own materials so you me be able to get a lower price. Other companies may offer financing which makes budget a little bit less of a factor. You can also supplement certain pieces on your roof for cheaper options but this is not recommended.(continued below)

lake saint louis roof repair, roofing contractors, roof leak

The next thing you'll want to look at is the reviews a company has online. This may take a little research on your end but it is necessary when hiring a good company. Customers are usually able to leave reviews on multiple platforms so you may want to go further than just google reviews. Facebook is another place customers may leave reviews for a company. A company won't stay in business for very long if they have terrible reviews. This may also give you insights to things like how prompt the company was at responding to customers or how professional the companies employees were.

The next thing you'll want to look for is the number of years they've been in business. This is a good indicator on how well their quality of work is. It's safe to say that if a company has been in business for more than 3 years their quality of work is pretty good. Especially if their reviews back it up.

The next thing to look for in a company is if their associated with any manufacturers. This is another good indicator that a company has good quality work and isn't going out of business anytime soon. Manufacturers won't associate with companies that have bad quality work or if they can't prove that they can stay in business. This isn't a huge factor when hiring a company but it does add some credibility.

  • How long should my roof last?

Many factors come into play when this question comes up. What material is currently on your roof? Was the roof properly installed? Is the roof in an area that gets hail or wind damage? Without knowing the answers to these questions its really a guess but on average a properly installed roof should last between 20-35 years depending on material used and conditions. If quality materials were used then that could extend the life of your roof significantly. Some manufacturers claim there architectural shingles will last up to 45 years. But this seems a little excessive with the weather we see  here in missouri. Most of the 3 tab shingles available offer a 15 to 20 year life span but we've seen them fail in as little as 10 years. Picking the right shingle for your roof is very important. Make sure you pick a shingle style that will hold up against the elements in your area. This is the most important factor when asking how long will your roof last. Picking the wrong shingle could significantly lower the life of your roof.

  • How long will my roof installation take?

On average a new roof installation will take 1-3 days for a residential roof and 2-5 days for a commercial roof. For smaller single story homes it'll be closer to the 1 day mark for your new roof to be installed. For larger more broken up homes with multiple stories it'll be around the 2-3 day mark for your new roof to be installed.

  • What is the wind rating on a new roof?

We use Owens Corning Duration Architectural shingles on all  of our roof installs( we may use different shingles if requested by customer). Owens Corning Architectural shingles have a wind resistance of 130mph. Most architectural shingles will match this or come close to it. 3 tab shingles usually have around a 60mph wind resistance. Now your probably wondering why theres such a difference between 3 tab and architectural shingles wind resistance. This is because 3 tab shingle are much lighter and consist of only one layer of  shingle. While architectural shingles consist of two shingles laminated together. This makes them much more durable against the elements.

  • Will my new roof come with a warranty?

Yes all of our new roof installs come with a warranty. We do have multiple warranty's available depending on the roofing system and material's being used.  We provide up to a lifetime warranty. Please keep us in mind when looking for a roofer in St.Louis.

  • How can i tell if i need a roof replacement?

This really depends on the age and condition of the roof. If a majority of the roof is in good shape then you'll be able to repair your roof and squeeze a few more years out of it. If you have heavy granule loss on a majority of your roof then it will need to be replaced. The shingles in that condition wont repel water anymore. Another thing you'll want to look at is fiberglass starting to show on your shingles. If you have heavy granule loss then you definitely have fiberglass showing. You can identify this by looking for parts of your shingle that look shiny. The last thing you'll want to look for are shingles that arent sealing. For this you'll have to get on your roof. If a majority of your shingles arent sealing then your roof will need to be replaced. On some new roofs you might have a few shingles that don't want to seal. But this is something that can easily be repaired.

  • Do I need architectural shingles or 3 tab shingles for my roof?

The main factor in this question is budget. Architectural shingles on average are 40 to 50 percent more expensive then 3 tab shingles. The next factor that comes into play is the weather your house experiences. If you live in missouri then you know we can have some pretty harsh seasons. We experience strong winds, hail, snow and hot summers(100+  degree days). If your house does experience these conditions then you'll want to install architectural shingles on your roof. They are twice as thick as 3 tab shingles. Architectural shingles have double the wind resistance then a 3 tab shingles(60mph for 3 tab and 130mph for architectural). Architectural shingles are also much heavier than 3 tab shingles.

This company came out and painted the exterior of my house this past July. The price was what I was expecting to pay. The quality of work was far above par. They pressure washed, scraped, caulked, sprayed and back-rolled the paint into the wood and then brushed it into the nooks and crevices. My cedar siding looks completely refreshed, renewed, and protected. They took their time. I'm kind of a nag. I'll call a company back to fix a job if its not right. I did not find one pinhole that they missed.

Dustin and his team were extremely professional, time efficient, and did great work! They were able to provide me an estimate quickly and get the work started and finished within a week. Additionally, Dustin provided us with advice on other projects around the house and was extremely generous, offering time and services beyond you would expect (helping remove large trash items from the home, sharing products, offering to lend us power washer). We are so glad we used Contemporary and will 100% hire them again!
